Job Summary
Work closely with the Land Operations Manager to analyze and obtain approval for the purchase of land and/or home sites for Atlantic Builders. Responsible for tracking opportunities, sourcing and preparation of detailed market analysis reports, and detailed land transaction financial analysis for properties under consideration and contracted for purchase.
Duties and Responsibilities/Essential Functions
- Data Research and Organization – obtains and organizes market data to assist in strategic day-to-day decision-making.
- Maintains and updates available land opportunity tracking sheet.
- Prepares market analysis, assesses values and prepares narrative reports for properties under consideration.
- Performs financial analysis for properties under consideration for purchase and financial updates for current communities.
- Monitors market activity for pricing, value, absorption and trends.
- Gathers information monthly related to market indicators including building permits, home sales and prices, employment, income, and other demographics.
- Monitors transactions and submissions for rezonings and construction plans for new opportunities to give to Land Acquisition Manager
- Performs Quality Assurance and Control procedures to assess viability and accuracy of information utilized in reporting.
- Reaches out and maintains professional relationships with leaders in other organizations and jurisdictions to gain local knowledge and to assist with data gathering and market intelligence.
- Works collaboratively with the Leadership Team and Sales Managers to insure market analytics are accurately measuring performance indicators.
- Analysis and Presentation – performs data analysis and prepares and presents reports to a variety of audiences.
- Performs feasibility studies, including preparation of land acquisition packages.
- Updates and maintains internal land tracking/pipeline reports.
- Prepares competitive market maps and exhibits.
- Provides regular monthly reporting for the Leadership Team.
- Performs ad hoc research and analysis to assist stakeholders in making informed decisions.
- Performs research and analysis to assess the viability of land acquisition opportunities, new home community pricing, and marketing initiatives.
- Develops and utilizes analytical tools and dashboards that visually support research discoveries in print and oral presentations.
- Financial Analysis and Coordination – performs financial analysis, prepares and presents reports, and coordinates, tracks, and reports land department’s current and forecasted financial obligations.
- Performs financial analysis of land and lot purchase opportunities using current and new reports to measure, track and report financial performance.
- Tracks, coordinates and reports financial aspects (deposits, settlements, and takedown schedules) of land and lot purchase contracts with accounting department.
- Works with settlement company to coordinate lot acquisitions.
- Prepares and presents funding packages to various partners (Leadership, Accounting Department, and Banks).

Qualifications/Requirements:
- Education/Experience:
- Bachelor’s degree in Business, Finance or related field or equivalent work experience.
- Experience in conducting real estate/new home construction market research, gathering and organizing large and disparate datasets, making presentations and project planning preferred.
- Skills and Abilities:
- Understanding of how to leverage relational databases, Microsoft SQL/Access for example, in research and analysis Ability to communicate effectively, both verbal and written, to various audiences.
- Exceptional organizational abilities and attention to detail.
- Solid skills with Microsoft Office applications including Word, Excel, PowerPoint, Outlook, One Note, etc.
- Proficiency in analytical and reporting software, for example Microsoft Excel/Access.
- Ability to perform quantitative analysis.
- Ability to prioritize work and manage multiple tasks.
- Ability to creatively solve problems with minimal supervision.
Working Conditions/Physical Demands
- Ability to frequently stand, walk, sit, see, hear, speak and be physically flexible; occasionally stoop, lift up to 50 lbs., carry, drive, bend, climb, squat, kneel, and push/pull.
- No substantially exposure to adverse environmental conditions.
- The noise level is usually moderately quiet in the office.
